Deane House

A premises relocation project to occupy part of the ground floor of an established multi-tenanted building, with the proposed new fit out designed to suit business needs.
Works were progressed on site by our in-house staff and subcontractors working collaboratively, coordinated by the TSB site manager and management team.
A good working relationship was formed with the building F.M. team and representatives of the remaining tenants in the building, which assisted us in a number of aspects throughout the works programme.

Works Recap:
Formation of new stud partitions and glass screens.
Joinery – Supply and fit new doors and associated ironmongery.
Electrical – New system throughout within a dado trunking.
Data – New system Throughout within the electrical dado trunking.
Lighting – New light units and spotlights within the retained ceiling grid.
Mechanical – Separation of the existing air conditioning and ventilation systems from main building to form a stand-alone system to the premises including relocation of condensers.
Plumbing – Services to new accessible toilet, kitchen and hot drinks point.
Security – New CCTV, access control, burglar alarm and panic alarm systems.
Decoration – Decoration throughout to the corporate palette.
New entrance – Formation of a new opening and supply and fit of new automatic doors.
Signage – New statutory signage, way signage and corporate signage supplied and fitted.
Fire Stopping – All penetrations and openings sealed
Fixtures and fittings – Furniture supplied and fitted by specialist sub-contractor.

PROJECT VALUE, SIZE & DURATION

The initial programme of works were tabled for 12 weeks. Due to Client amendment requirements for the specification of the security systems, an extension of 2 weeks was agreed.
The existing premises had been vacated prior to project commencement. Due to the various COVID-19 restrictions and protocols within the building, the remaining tenants operated on a skeleton staff basis which enabled easier planning and management of sound proofing and noise reduction.
Both the agreed project start date and revised handover date were met by TSB.

THE TASK HAND

The Client employed consultants to cover the architectural and mechanical/electrical design elements of the project together with a Commercial Manager to oversee finance and budget.
The Client design requirements followed a national template/design guide ensuring many aspects of the project were tried, tested and proven.
The design was signed off by the Client prior to tender however, a number of suggested changes to specified items, submitted by TSB, were agreed by the Client, the consultants and subsequently implemented.
A robust ‘Request for Information’ process was put in place by TSB to ensure there were no delays to the programme due to late responses from the consultants.
Change Control, Compensation Events and Early Warning processes were followed throughout with the Commercial Manager.
