West Glamorgan House

An established circa 1980’s multi tenanted building situated in a prominent position in central Swansea. Having temporarily vacated three floors, a full refurbishment and fit out programme was completed.
Works were progressed on site by our direct staff and subcontractors, working as a team and coordinated by the TSB site manager and management team.

Thanks to skeleton staff attendance across the remaining occupied floors within the building, noise levels, foot traffic and deliveries were not an issue and we were able to utilise extended working hours as well as weekend working.

Works Recap

Electrical – New system throughout. Data – New system throughout.
Lighting – New light units within the new ceiling grid.
Mechanical – Adaptation and upgrade of the existing heating system.
Partitions – Formation of new stud partitions and glass screens.
Joinery – Supply and fit new doors and associated ironmongery.
Flooring – New carpet tiles and vinyl throughout to corporate palette.
Ceilings – New metal ceiling grid and mineral fibre tiles throughout.
Plumbing – Services to new kitchens and tea point.
Security – New CCTV, access control, security alarm and panic alarm systems.
Decoration – Decoration throughout to the corporate palette.
Signage – New statutory signage, way signage and corporate signage supplied and fitted.
Fire Stopping – All penetrations and openings sealed.
Fixtures and fittings – Furniture supplied and fitted by specialist sub-contractor.

PROJECT VALUE, SIZE & DURATION

The Project was programmed across three phases – one floor per phase – for a duration of 5 months.
Challenges encountered included Covid-19 restrictions, a time sensitive programme for the Client Return to the First Floor and certain design issues.
The Project was delivered successfully on programme.

THE TASK HAND

The Client employed consultants to produce the architectural and mechanical / electrical design elements of the project together with a Commercial Manager to oversee finance and expenditure.

The Client design requirements followed a national template/design guide making many of the aspects a tried, tested and proven project.

A robust regime of Request for Information, Change Control, Compensation Events and Early Warning processes were followed throughout with the Commercial Manager.
