A sleek, creative workplace in Birmingham’s central business district. Catering to multinational professional services within the financial sector.
An extensive refurbishment and fit-out requiring meticulous planning, methodical project management, together with due-diligence on the behalf of TSB’s engineers.
Co-ordinated between teams, the fit out was installed on a continuous basis allowing all works to go ahead simultaneously whilst avoiding team overlaps or potential to disrupt the overall programme.
Existing walls were prepared and refinished to improve overall aesthetics. A quality finish was critical, as each wall had a specific colour of which any imperfections would show through due to the positioning of the lighting on the walls.
Partitions were also created, built to precise specifications, with tape and joint, plastered and fully finished to blend in with the surrounding space. Other tasks such as tea point alterations were also carried out, including adjustments to existing work, which followed strict adherence to the colour codes for each area according to the finishing schedule.

TEAMWORK - KEY TO SUCCESS

TSB’s extensive experience in large scale contemporary fit outs, coupled with a motivated and committed workforce are the essence of TSB’s drive for the highest quality workmanship and exceptional service delivery of which, this project was no exception.

PROJECT VALUE, SIZE & DURATION

Working on one of their offices located in Birmingham, Level 7 with a project start date of 17th of May 2022 and handed over the 10th of July 2022.

THE TASK HAND

The creative vision was a “Living Lab” environment to utilise more collaborative approaches with added technology to enable staff to connect and come together when back in the office. After the success of the first L3 Living Lab fit out at their London branch, by TSB Contractors, they chose to use TSB’s services again. This time bringing the same experience and high level of service delivery in the midlands, at their Birmingham location.

Level 7 required a full refurbishment, including but not limited to new carpet, vinyl, low level power, acoustic walls, upgrade to tea points and decoration. The delivery of the refurbishment was 100% self-delivered by TSB covering all disciplines from MEP, fabric and decoration works.

TSB allocated 12 skilled engineers, decorators, joiners, fabric specialists and electricians to the project along with a site supervisor and a project manager to ensure the highest of standards were met and where possible, exceeded.

Within this creative commercial space, TSB followed a consistent time and budgetary framework to fulfil customer satisfaction.

Liaising daily throughout the project, as well as weekly, for progress reviews, our site supervisor and project manager met directly with the onsite ISS supervisor and the client.

Crucially, senior Stake holders, architects and consultants formed part of these meetings, providing them with reassurance that TSB had followed through and delivered on the intricate design brief and overall vision.

ABOVE & BEYOND

The company has a creative office space with playful design cues, that required project delivery within the required time frame as TSB had to complete all decoration, low level power and installation works before the furniture delivery and installation.
TSB went the extra mile throughout the project by managing and assisting 3rd party suppliers contracted by ISS even though this added extra pressure onto the original scope. The teams willingness to assist where necessary allowed for a smooth transition between construction and final handover with quality maintained throughout.
