One Oliver's Yard

Their fantastic building is conveniently located in London’s Silicon Roundabout and offers quick access to the City. The facility situated in zone 1 and is near to the city’s numerous transportation hubs.
The building offers 27,114 square feet of premium, highly linked customer area across 3 floors. The facility serves as a carrier- neutral and fiber-rich centre providing access to major telecommunications companies, Internet service providers (ISP's), and Internet exchanges (IXP's).
TSB were tasked earlier on with scoping the project back in Q3 of 2021, of which over time, before project start, the client had gone through many iterations of change to both design and scope of project delivery. TSB onboarded their incumbent consultants to plan and foresee any future challenges with the M&E aspect of the project, including liaising directly with the client's architect to deliver on key milestones.
The project covered every aspect of a building fit out, including strip out works, decoration, carpeting, fire doors, ventilation, HVAC works, electrical, fabric, joinery and glazing. Every aspect of the project was to be self-delivered by TSB, which meant service delivery and quality could be maintained to the highest degree.

TEAMWORK - KEY TO SUCCESS

This project was no exception to the goal of TSB’s team, which has always been to give great service while upholding the highest standards. The engineers at TSB are a team of subject-matter experts, and their years of project experience allowed for a timely handover while adhering to the client’s original scope.

THE TASK HAND

The client had a new vision in mind for their ground floor NOC / Security area which required a complete strip out. The space underwent a complete rethink to balance out the 3 different spaces which included the reception area, NOC and security control room. This meant that the reception area had to be made bigger to accommodate for more visitors, all the while providing them with the comfort when waiting to be seen, the NOC spatial planning was upgraded to give staff a complete overarching view of the building controls, and finally the security room required for a more enclosed and secure area for staff to conduct their checks and inductions of visitors, all the while giving them the control and freedom to serve comfortably.
Over the coming months before start of the programme, the NOC team were relocated from the GF to the 5th floor temporarily while TSB were undergoing the mobilization and completion of the fit out project. This presented the on site staff with logistical challenges of onboarding visitors, and adapting to the much smaller temporary space, however, the team were equally as excited to be receiving an upgrade to their working environment. TSB ensured there was an open communication line and transparency with building management and security throughout, making for a smooth handover.
