Burdett House - Fit Out

The client temporarily vacated their existing ground floor office within an established multi-tenanted building to facilitate a partial refurbishment program.

The works aimed to create two new specialist Interview Rooms, a Long Stay Task Space, and an enhanced welfare area.
New cellular Interview and Task Space rooms were constructed to meet the specific acoustic standards required by the client’s business.

The project also involved the installation of new power, lighting, and data systems, along with modifications to the existing cooling and ventilation systems.

Additionally, a new Tea Point for staff was installed within a room previously used as a store.

The client engaged consultants to develop the architectural and mechanical/electrical design elements of the project, along with a Commercial Manager to oversee finances and expenditure.

The design requirements adhered to a national template/design guide, ensuring tried, tested, and proven aspects of the project.

PROJECT VALUE, SIZE & DURATION

Project Duration: 6 weeks Challenges encountered during the project included a time-sensitive program for the client's return and a shortage of materials for the security systems due to manufacturing issues during the Covid-19 pandemic.

THE TASK HAND

Works were carried out on-site by our direct staff and subcontractors, coordinated by the TSB site manager and management team.

Except for top-floor residential occupants remaining within the building during works, the remainder of the floors were vacant, enabling extended working hours and weekend shifts.

Works Recap:

• Electrical: Amendments to include newly formed offices.
• Data: Modifications to include newly formed offices.
• Lighting: Installation of new light units within a new ceiling grid in the newly formed offices.
• Mechanical: Upgrades to the existing cooling and ventilation system.
• Partitions: Formation of new stud partitions.
• Joinery: Supply and installation of new doors and associated ironmongery to new partitions.
• Flooring: Installation of new carpet tiles and vinyl to newly formed offices following the corporate palette.
• Ceilings: Installation of a new metal ceiling grid and mineral fibber tiles where required.
• Plumbing: Provision of services to the new tea point.
• Security: Installation of new CCTV, access control, security alarm, and panic alarm systems.
• Decoration: Decoration throughout to the corporate palette.
• Signage: Supply and fitting of new statutory signage, way signage, and corporate signage.
• Fire Stopping: Sealing of all penetrations and openings.
• Fixtures and Fittings: Furniture supplied and fitted by a specialist subcontractor.
